Chair Cooper commented that it is very nice to hear that neighbors and a property owner could work out <br />a deal with assistance from City staff. Commissioner Kttmaran agreed and stated that he was pleased to <br />see so participation from the residents. Vesting Tentative Tract Man 7002, Trumark Commercial <br />Application for tentative map approval for anine-lot residential subdivision for property located <br />at 1605 Rose Avenue. The proposed lots vary in size from approximately 11,000 square feet to <br />-- 12,400 square feet. Zoning for the property is PUD (Planned Unit Development) -MDR (Medium <br />Density Residential) District. <br />Jerry Iserson presented the application, describing its history and noting that on May 19, 1998, the City <br />Council approved the PUD after recommendation by the Planning Commission. The applicant is, <br />therefore, now requesting tentative map approval which is consistent with the PUD and would allow the <br />property to be subdivided into lots which could then be sold for development. <br />Mr. Iserson stated that in addition to the 91ots included in the project, the applicant would also be <br />responsible for construction of the necessary public utility improvements for the area, including the <br />extension of Rose Avenue from Rose Lane across this property's frontage. <br />In addition, Mr. Iserson reported that as part of the PUD development, the applicant submitted design <br />guidelines for future homes, and any future homes would have to go through the design review process. <br />The PUD guidelines are intended to promote the semi-rural theme of the subject area. Ms. Iserson <br />pointed out that the staff report of the original PUD and the conditions of the approval are attached to the <br />staff report addressing vesting tentative tract map. <br />Mr. Iserson commented that according to the General Plan, the site is in the MDR (Medium Density <br />Residential) azea. However, the Planning Commission and the City Council have, in the past, indicated <br />that development should be at the low end of MDR, or three units per acre in order to accommodate that. <br />Planning Commission Minutes Page 10 May 27, 1998 <br /> <br />
