Mr. Iserson explained that while this property is within and governed by the Stoneridge Drive Specific <br />Plan, it is also being considered to be part of the proposed east side specific plan. He stated that the <br />previously approved project already has a vested tentative map and, therefore, if this modified <br />application is not approved, the applicant can proceed with the originally approved project. However, <br />the applicant and staff agree that this proposed modification is superior to the original plan. <br />Mr. Iserson also stated that the project is in compliance with the Stoneridge Drive Specific Plan and the <br />Pleasanton General Plan. Staff feels that the project would not create any problems as to which road <br />alignment could be chosen for Stoneridge Drive under the Specific Plan. Staff has included a condition <br />that approval of this project will not preclude putting Stoneridge Drive in its alternate location south of <br />the Arroyo. In addition, staff feels that this project is far enough away from the Busch and Staples <br />Ranch properties that it would not impact planning for those sites. <br />The landscaping plan was described, and Mr. Iserson noted that a soundwall would be constructed <br />adjacent to the homes that back to Stoneridge Drive and at the recreation area. <br />Mr. Iserson stated that the FAR on this project is somewhat high due to the smaller lots and larger public <br />streets. The applicant has agreed to work with staff in an attempt to reduce the FAR, and a condition of <br />approval has been included to address this issue. Mr. Iserson also provided a description of the <br />azchitectural and screening features proposed for the development, as well as the sideyazd setbacks and <br />their related conditions of approval. The recreation area and its proposed location was also described. <br />Street access to the proposed development would be from Trevor Parkway and Dennis Drive, public <br />streets approved under the previous PUD Development Plan and subdivision map and presently under <br />construction with the Village Two Development. <br />Public Notices were sent to all neighbors within 1,000 feet of the proposed development. Only one <br />response was received, from Carole Vazela, who recommended that the streets be private instead of <br />public. However, staff is not in support of this recommendation and suggests that they be maintained as <br />public streets. <br />In summary, staff feels that the proposed development is well designed and very attractive and would fit <br />in nicely with the surrounding azea. Staff, therefore, recommends approval subject to the conditions in <br />the staff report and in the April 22, 1998 memorandum. <br />In response to a question by Commissioner Wright, Mr. Iserson stated that all three villages would have <br />their own Homeowner's Association and recreation area. <br />Commissioner Barker asked what the price range would be for the units, and Mr. Iserson stated it would <br />be in the mid to upper $300,000 range. <br />Commissioner Kumaran asked whether a study had been done on the circulation element, and Mr. <br />Iserson advised him that it was done under the Stoneridge Drive Specific Plan.
