He advised that <br />there will be a Special Meeting on April 29, 1998 at 7:00 p.m. for additional public comment. <br />Commissioner Wright asked Mr. Rasmussen to follow up on the discrepancy between Mr. Spotorno's <br />-- and Mr. Smith's understanding relating to the 22 lots on the Spotorno Flat Land. <br />Mr. Rasmussen explained that during the General Plan Update process at the Steering Committee level, <br />Mr. Spotorno said there was 45 buildable acres on the Flat Area, so the homes were projected based on <br />45 acres. During the recent neighborhood planning process for the Happy Valley Specific Plan, it was <br />determined that there were only 33 acres of developable land which would allow 16 lots. However, staff <br />agreed to the 22 homes as a density bonus given the requirement in the Specific Plan that there would be <br />a significant open space easement dedication in that area and also considering the trails on the Spotorno <br />property. <br />Commissioner Dove commented that this has been a very friendly group working together for a long <br />time. He assured them that the Commission is listening to all of their concerns and wants to make the <br />public awaze that the Commission will take their considerations under advisement. <br />7. MATTERS INITIATED BY COMMISSION MEMBERS <br />Commissioner Kumaran called that at one point in recent months there was a suggestion that staff <br />should take care of most granny flat/secondary units at the staff level and that only exceptions of <br />objected plans come before the Commission. Ms. Seto stated that an ordinance has been drafted <br />addressing the issue and is in the process of being finalized for future Planning Commission review. <br />-_ Commissioner Wright stated that next week will be the last meeting for him and Commissioner Barker <br />since their terms have expired. He noted that three months ago he directed Mr. Iserson to schedule <br />Mica's Coffee Shop for review since the owner has not applied with the conditions of approval. <br />However, since that time, he has not heard anything further on the issue from Mr. Iserson. He suggested <br />that somebody follow-up on his suggestion. <br />Commissioner Kumaran stated that he was unaware that Commissioner Wright's and Commissioner <br />Barker's term had expired. He noted for the record that he enjoyed serving with them, and he will miss <br />them. <br />Commissioner Barker stated that she had a complaint about a motor home that has been parked on <br />Singletree Court for a long time. She asked Mr. Higdon look into the matter. <br />Commissioner Barker asked whether the City still has a program to trim trees along City streets or <br />whether it's encouraged to the property owners. Mr. Higdon stated that the procedures change over the <br />yeaz, but that currently the City contracts with a tree trimming company to handle large trees. He will <br />get some information to her on how the City handles street trees. <br />Commissioner Dove noted that there was a comment eazly in the meeting about old approvals that have <br />not been acted on which made him think about the senior hotel on Foothill Road. He asked for the status <br />of the project and for the zoning requirements. Mr. Higdon agreed to follow up on that. <br />Planning Commission Page 16 Apri122, 1998 <br />
