conditions of approval were also modified to incorporate noise mitigation wording and
disclosures for noise associated with the downtown area activities.
The property owner's representative spoke at the public hearing. Anne Boram~
Reinhart, the daughter of the property owner for 4282, 4676, and 4664 Augustine
Street, noted that she liked the proposed project, particularly the undergrounding of the
utilities. She explained that her tenants have been curious about the project and have
expressed concern about parking.
ENVIRONMENTAL ASSESSMENT
This project is categorically exempt from environmental review pursuant to the
California Environmental Quality Act (CEQA) Class 32, Section 15332(a-e). Therefore,
no environmental document accompanies this report.
CONCLUSION
Staff believes the proposed PUD is in keeping with the themes, policies, and
requirements of the General Plan and the Downtown Specific Plan. The proposed PUD
provides home design solutions that achieve the balance required of an infill
development in this area: provision of higher density, single-family housing that
incorporates the design and development standards of the surrounding area. Staff,
therefore, believes that the proposal merits favorable action by the City Council.
Submitted by:
~~~~~
Brian Dolan
Director of Community Development
Approv by:
Nelson Fialho
City Manager
Attachments:
1.
