17 <br />THE CITY OF <br />CITY COUNCIL AGENDA REPORT <br />[~L£~S~4NTONo <br />October 7, 2008 <br />Community Development <br />Planning Division <br />TITLE: PUD-72, JERRY RANEY -CONSIDER AN APPLICATION FOR A <br />PLANNED UNIT DEVELOPMENT (PUD) REZONING OF TWO <br />PARCELS TOTALING APPROXIMATELY .51 ACRES FROM THE RM- <br />1,500 (MULTIPLE-FAMILY RESIDENTIAL) DISTRICT TO THE <br />PUD-HDR (PLANNED UNIT DEVELOPMENT - HIGH DENSITY <br />RESIDENTIAL) DISTRICT AND DEVELOPMENT PLAN APPROVAL TO <br />ESTABLISH DEVELOPMENT STANDARDS FOR THE EXISTING AND <br />NEW RESIDENTIAL UNITS. THE PROPERTY IS LOCATED AT 4693 <br />AND 4715 AUGUSTINE STREET. <br />PROPERTY OWNER: Jerry Raney <br />GENERAL PLAN: High Density Residential -Greater than 8 dwelling units per <br />gross acre <br />ZONING: RM-1,500 <br />SUMMARY <br />The proposed project would subdivide two parcels into six lots; three existing homes <br />would remain and three new homes would be constructed. Staff recommends approval <br />subject to the site development standards as provided in Exhibit B. Any future <br />modifications to the existing structures on Lots 1 and 5 would be subject to these <br />standards and the City's Design Review process with notification to the Planning <br />Commission and any modifications of the new carports would be processed as Planned <br />Unit Development Modifications. <br />PLANNING COMMISSION RECOMMENDATION <br />The Planning Commission voted unanimously to recommend approval of the project, <br />subject to the conditions of approval shown in Attachment 1. <br />RECOMMENDATION <br />1. Find that the proposed PUD development plan is consistent with the General <br />Plan and purposes of the PUD ordinance; <br />2. Make the Planned Unit Development findings as identified in the attached <br />Planning Commission staff report; and <br />3. Introduce the draft ordinance approving Case PUD-72, subject to the conditions <br />of approval (Attachment 1, Exhibit B). <br />
