Ordinance No. 1983 <br />Page 6 of 26 <br />noise mitigations shall be submitted in conjunction with the plans submitted for <br />issuance of building permits and shall be subject to the review and approval by <br />the Director of Planning and Community Development prior to issuance of <br />building permits for the project. The applicant's noise consultant shall review the <br />applicable noise mitigations shown on the building permit plans to ensure that the <br />recommendations have been properly incorporated into the design. The <br />consultant shall certify in writing that such recommendations have been followed. <br />35. The developer shall include within the apartment project design a fully screened <br />location for a future satellite dish antenna satisfactory to the Director of Planning <br />and Community Development or shall provide underground cable facilities to <br />serve all users of the site. The developer shall indicate on the building permit <br />plan check set whether underground cable will be provided and shall indicate the <br />potential location of any future satellite dish, as applicable. <br />36. Window specifications and typical installation details shall be included with the <br />plans submitted for issuance of building permits and shall be subject to the <br />review and approval by the Director of Planning and Community Development <br />prior to issuance of building permits for the project. <br />37. The stucco finish shall be noted on the building permit plans and shall be subject <br />to the review and approval of the Director of Planning and Community <br />Development. <br />38. A "High-definition" composition roof material shall be used on the shed and gable <br />roofs. A roof color/material sample or manufacturer's brochure shall be <br />submitted to the Director of Planning and Community Development for review <br />and approval prior to installation. <br />39. The approved building colors and materials shall be indicated on the final <br />building permit plans. Any proposed revisions to these approved colors or <br />materials must be submitted for review and approval by the Director of Planning <br />and Community Development prior to painting/installation. <br />40. The project developer shall effectively screen from view all ducts, meters, air <br />conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the building. Screening details shall be shown on the plans submitted for <br />issuance of building permits, the adequacy of which shall be determined by the <br />Director of Planning and Community Development. All required screening shall <br />be provided prior to occupancy. <br />41. All mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br />6 <br />
