and gate opening system shall be subject to review and approval by the Fire <br />Chief and Director of Planning and Community Development. <br />Enaineerina Requirements <br />99. Prior to occupancy of the project, the applicant shall design and install a new fl- <br />inch diameter sanitary sewer line in Stoneridge Mall Road from Canyon Way to a <br />point approximately 850-feet to the south, including the connection to the existing <br />8-inch sanitary sewer main. The final design of the on-site and off-site sewer <br />systems shall be shown on the plans submitted for issuance of building permit <br />and shall be subject to the approval of the City Engineer. The applicant may <br />enter into a reimbursement agreement with the City to recover some of the cost <br />of the eight-inch sanitary sewer main in Stoneridge Mall Road (listed above) from <br />other benefiting properties. <br />100. The building permit plans shall accurately show all existing public improvements <br />near the subject development (i.e., street lights, street signs, utility vaults and <br />boxes, etc.) and shall clearly indicate any proposed modifications to the existing <br />public improvements. Proposed modifications to the public improvements shall <br />be subject to review and approval by the City Engineer and Director of Planning <br />and Community Development prior to issuance of a building permit. <br />101. All existing wells on the site shall be removed or sealed, filled and abandoned <br />pursuant to Alameda County Ordinance 73-68, prior to the start of grading <br />operations unless Zone 7 retains specific wells for observation wells, or special <br />approval is obtained from the City Engineer for temporary use of an existing well <br />for construction water. Any wells designated for abandonment or any wells, <br />encountered during construction, are to be destroyed in accordance with a permit <br />obtained from Zone 7. <br />102. All utilities required to serve the proposed development shall be installed <br />underground in conduit, unless otherwise determined by the City Engineer. <br />103. The project developer shall submit a refundable cash bond for hazard and <br />erosion control prior to issuance of an Engineering Department or Building and <br />Safety Division permit. The amount of this bond will be determined by the City <br />Engineer. <br />104. The project developer's contractor(s) shall obtain an encroachment permit from <br />the City Engineer prior to moving any construction equipment onto the site. <br />105. The haul route for all materials to and from this development shall be approved <br />by the City Engineer prior to the issuance of an encroachment permit. <br />106. The project developer shall include erosion control measures on the final grading <br />plan, subject to the approval of the City Engineer. The project developer is <br />16 <br />
