implemented in the Ruby Hill development and Mariposa Ranch at Callippe Preseve
Golf Course.
Planning Commission
On July 11, 2007, the Planning Commission reviewed the proposed PUD modification.
The Planning Commission continued the hearing and requested staff to provide
additional information/clarification concerning FAR, the approved production home
sizes, landscaping to screen the retaining walls, grading and haul routes, and the
Chrismans' continued use of the well on the Brozoskys' property after City water service
is provided to the Chrisman property, etc.
On February 27, 2008, the Planning Commission focused the discussion on the FAR/
home sizes and shared well usage.
For discussion on the other items, please refer to the Planning Commission staff report,
Attachment 4. Additionally, the Planning Commission Meeting Minutes is attached as
Attachment 5.
Home Size and FAR
The Planning Commission expressed concern with the originally approved home sizes
and how that related to the proposed modification that would allow for a FAR of
40 percent. Some of the Commissioners expressed concern that the proposed FAR
may allow for homes that would be considerably larger than the approved production
homes which could impact the character of the surrounding area. The following table
shows the PUD-approved production home size for each lot. The original approval for
PUD-05 did not provide a FAR or limit the house size because the approval was for
production housing with specific square footages based on setbacks, etc.
After discussion at the July 11, 2007 hearing, followed by the February 27, 2008
Planning Commission hearing, the Chrismans agreed to maintain the previously
approved production home sizes as shown below in the following table:
