implemented in the Ruby Hill development and Mariposa Ranch at Callippe Preseve <br />Golf Course. <br />Planning Commission <br />On July 11, 2007, the Planning Commission reviewed the proposed PUD modification. <br />The Planning Commission continued the hearing and requested staff to provide <br />additional information/clarification concerning FAR, the approved production home <br />sizes, landscaping to screen the retaining walls, grading and haul routes, and the <br />Chrismans' continued use of the well on the Brozoskys' property after City water service <br />is provided to the Chrisman property, etc. <br />On February 27, 2008, the Planning Commission focused the discussion on the FAR/ <br />home sizes and shared well usage. <br />For discussion on the other items, please refer to the Planning Commission staff report, <br />Attachment 4. Additionally, the Planning Commission Meeting Minutes is attached as <br />Attachment 5. <br />Home Size and FAR <br />The Planning Commission expressed concern with the originally approved home sizes <br />and how that related to the proposed modification that would allow for a FAR of <br />40 percent. Some of the Commissioners expressed concern that the proposed FAR <br />may allow for homes that would be considerably larger than the approved production <br />homes which could impact the character of the surrounding area. The following table <br />shows the PUD-approved production home size for each lot. The original approval for <br />PUD-05 did not provide a FAR or limit the house size because the approval was for <br />production housing with specific square footages based on setbacks, etc. <br />After discussion at the July 11, 2007 hearing, followed by the February 27, 2008 <br />Planning Commission hearing, the Chrismans agreed to maintain the previously <br />approved production home sizes as shown below in the following table: <br />Page 5 of 12 <br />
