detailed design guidelines for Silver Oaks Estates. This nine-lot subdivision is served <br />by two streets: Silver Oaks Court (Lots 1-3) and Silver Oaks Lane (Lots 4-g). <br />The modification to the PUD initiated by the Berlogars originally included the Chrisman <br />property as well. The City had received an application for both; however, while <br />processing the request, the Chrismans indicated that they were not quite financially <br />prepared to pursue construction and that they recognized there may be some issues <br />related to their conditions of approval that could delay the Berlogars' proceeding. At <br />that time, the PUD was processed as a phased project in order to allow the Berlogars to <br />continue. <br />The Chrisman site, though separated by development phases, is still connected to the <br />Berlogar site via Silver Oaks Lane. Mr. and Mrs. Chrisman wish to use the design <br />guidelines approved for Berlogar's Silver Oaks Estates and make their 10-lot <br />development as Phase II of Silver Oaks Estates. As such, the Chrismans submitted an <br />application for a PUD major modification to change the design of the homes from the <br />previously approved production homes to custom homes, utilizing the approved Silver <br />Oaks Estates design guidelines, and to have homes that are consistent with those that <br />will be designed for the Berlogar development. <br />The Berlogars are in support of using their guidelines to provide a compatible <br />neighborhood regarding architectural style and materials. The Berlogar modification <br />was also conditioned to require that there be only one homeowners association for the <br />two development phases. <br />Major modifications are subject to review by the Planning Commission and by the City <br />Council. <br />SITE DESCRIPTION <br />The subject site is located on the south side of the Vineyard Avenue Trail.
