8.2 Mechanic's Lien. Zone 7 shall pay, or cause to be paid, all costs and expenses
<br />for work done by it, or caused to be done by it, on the Leased Areas of a character which
<br />will or may result in any lien on the Property, and Zone 7 will keep the Property free and
<br />clear of any mechanic's lien and/or other lien on account of work done for Zone 7 or at its
<br />request. Zone 7 shall protect, indemnify, and hold City harmless against and from any and
<br />all claims, demands, actions, suits, liabilities, loss, damage, costs, expenses and
<br />judgments arising out of or related to claims and claims of lien of laborers, materialmen, or
<br />others for work performed for, or materials or supplies furnished to, Zone Tor at its request.
<br />If Zone 7 desires to contest any claim of lien, it shall furnish City adequate security equal to
<br />the value of or in the amount of the claim, plus estimated costs and interest, or a bond of a
<br />responsible corporate surety in such amount and shall meet the requirements of the Civil
<br />Code Section 3143 and provide for the payment of any sum that the claimant may recover
<br />on the claim together with costs of suit, if it recovers in the action. Any such bond must be
<br />expressly conditioned on the discharge of the lien. If a final judgment establishing the
<br />validity or existence of a lien for any amount is entered, Zone 7 shall pay and satisfy said
<br />judgment at once.
<br />Should any claims of lien be filed and/or recorded against the Property, or any action
<br />affecting the title thereto commenced, Zone 7 shall give City written notice thereof as soon
<br />as it has knowledge thereof.
<br />8.3. Construction. Zone 7 shall not build, construct, or erect any building, structure or
<br />improvement, or make any structural change, addition or remodeling to any building,
<br />structure, or improvement, on the Premises during the term of this Lease Agreement
<br />without the prior written consent of the City.
<br />Also, Zone 7 shall not install any equipment, antenna(e) or other appurtenances outside
<br />the Leased Areas without the prior written consent of the City.
<br />9. Destruction. Except as provided in section 22.7:
<br />9.1 Total. If the Premises or Antenna Site is totally destroyed during the term of this
<br />Lease Agreement by fire, flood, earthquake or other casualty, whether or not covered by
<br />insurance, this Lease Agreement shall terminate and Zone 7 shall be liable for the rent only
<br />up to the time of such destruction.
<br />9.2 Partial. If any part of the Premises or Antenna Site is only damaged or partially
<br />destroyed, and is still accessible and usable by Zone 7 for SCADA Communications
<br />Network, City shall either:
<br />(a) Within a reasonable time, repair the Leased Areas with a reasonable
<br />reduction of rent from the time of such partial destruction until the Leased Areas are again
<br />as fully usable by Zone 7 as they were before such partial damage or destruction. Any
<br />such repairs shall exclude tenant improvements, including Equipment and Antenna,
<br />constructed, installed, or placed in the Leased Areas by Zone 7 unless the partial damage
<br />or destruction results in whole or in part, by acts or omissions of City, its employees,
