RESOLUTION NO. 86-577 EXHIBIT "A" CONDITIONS OF APPROVAL PUD-81-30-37D AND PUD-81-30-17M 1. That the development be substantially as shown on the plans, Exhibit A, on file with the Planning Department. 2. That the developer submit a building permit survey and a site development plan in accordance with the Survey Ordinance, and that these plans be approved by the City Engineer prior to the issuance of a building permit. That the site development plan include all required information to design and construct site, grading, paving, drainage and utilities. Specific items to be indicated on the site development plan necessary to construct the improvements are to be in accordance with the most recent City of Pleasanton Private Development Design Guidelines and Standard Details. 3. That the proposed mitigation measures, as identified in the previous traffic studies completed for the AT&T and Reynolds and Brown projects, for Hopyard Road/Owens Drive/EB 1-580 off-ramp, shall be interim and done at the time it is deemed necessary by the City Engineer. If said improvements are required to be constructed, then the City shall spread, if feasible, the cost in proportion to the pro rata square footage share of all buildings whose approval was made possible by these mitigation measures. 4. That the development shall be subject to all conditions of approval of Ordinance No. 1109 reapproving the Hacienda Business Park. 5. That the final design of the entrance monument sign be submitted for review and approval by the Planning Director prior to installation. 6. That this development shall be subject to all Standard Conditions of Development, attached hereto and made part of this case by reference, except Conditions 9, 12, 13, 14, 29, 33, 46, 49 and 54. ///
