The City owns land located between Parcel A and B and <br />commonly referred to as Mission Hills Park, more particularly <br />described in Exhibit "A" as Parcel C, attached hereto and <br />incorporated herein by this reference. Parcel C is flat land and <br />suitable for park usage. <br /> <br /> F. The land exchange will provide long term orderly <br />development of the area and will provide many public benefits to <br />the city including, but not limited to, the following: <br /> <br /> (i) the transfer will provide more usable recreational <br /> land; <br /> <br /> (ii) access to the City's recreational lands will be <br /> enhanced; and <br /> <br /> (iii) the possible recreational uses for the consoli- <br /> dated park will be expanded. <br /> <br /> G. Condition No. 30 of Ordinance No. 1173 stated that a <br />property exchange agreement would be finalized for a transfer <br />between the City and Developer of Parcel A and Parcel B, subject <br />to a possible need for a modification of the development plan for <br />Case PUD-84-15. <br /> <br /> H. The City and Developer have entered into this land <br />exchange based on the mutual understanding that the value of land <br />exchanged will provide the City of Pleasanton equal or greater <br /> <br /> - 2 - <br /> <br /> <br />
