RESOLUTION NO. 86-563 <br /> <br /> CONDITIONS OF APPROVAL <br /> PUD-80-2-2D <br /> <br />1. That the development shall be substantially as shown on the <br /> site plan, floor plan, landscape plan, building sketch and <br /> sign design, Exhibit A, on file with the Planning Department. <br /> <br />2. That the proposed cobble ground cover be eliminated and <br /> replaced with shrubs and ground cover. <br /> <br />3. That at no time shall vehicles utilized in the service <br /> training center be stored outside the screened area. <br /> <br />4. That the service roll-up doors located in the northwest <br /> portion of the building be kept closed whenever possible. <br /> <br />5. That the development shall be subject to all conditions of <br /> approval of PUD-80-2-2M for the approved Koll Business <br /> Center. <br /> <br />6. That the two entrance drives from Koll Center Parkway be <br /> increased in width from 25 ft. to 30 ft. <br /> <br />7. That the proposed parking at the rear of the site not <br /> encroach into the landscaped PSE unless otherwise approved by <br /> the City engineer. <br /> <br />8. That maintenance vehicle access, within a public service <br /> easement, from Koll Center Parkway to the existing City sewer <br /> lift station be provided to the satisfaction of the City <br /> Engineer. <br /> <br />9. That provisions for the installation and maintenance of <br /> landscaping and irrigation within the front and rear PSE's be <br /> made to the satisfaction of the City Engineer. <br /> <br />10. The owner applicant shall process a minor subdivision <br /> application with the City prior to any sale on this parcel. <br /> <br />11. An assessment district apportionment will be required prior <br /> to the recordation of a parcel map. <br /> <br />12. That this development shall be subject to all Standard <br /> Conditions of Development attached hereto and made part of <br /> this case by reference, except Conditions 9, 12, 13, 14, 29, <br /> 33 and 46. <br /> <br />/// <br /> <br /> <br />
