EXHIBIT 3 SECONDARY EASEHENT AREA All that land in the City of Pleasanton, County of Alameda, State of California, described as follows: A PORTION of Parcel 5, as shown on Parcel Map No. 3272 recorded April 16, 1981 in Book 125, pages 76 and 77 of Parcel Maps, Official Records of Alameda County, California, and a portion of Parcel 2, as shown on Parcel Map No. 2884, recorded February 1, 1980, in Book 116, pages 23 and 24, of Parcel Maps, Official Records of Alameda County, California, more particularly described as follows: A strip of land, 24 feet wide, lying 12 feet on either side of the following described centerline: BEGINNING at the southwesterly end of that certain course labeled "S 6° 59' 02.5" E, 15.51"' on said Parcel Map No. 3272, said point being on the northwesterly right of way for Valley Avenue, a public street, as shown on said map; thence along the northwesterly boundary of said Parcel 5, North 6° 59' 02.5" West, 15.51 feet, to the beginning of a tangent curve therein, concave southwesterly, with a radius of 116.00 feet thence along said .curve, through a central angle of 15° 51' 03.5", an arc distance of 32.09 feet; thence North 22° 50' 06" West, 54.19 feet to a point of cusp in said boundary; thence, leaving said boundary, North 22° 50' 06" West, 13.69 feet; thence North 39° 04' 07" West, 29.09 feet; thence North 55° 40' 07" West, 101.60 feet; thence South 64° 19' 53" West, 128.06 feet; thence North 25° 40' 07" West, 113.08 feet to a point on the northwesterly boundary of said Parcel 5, said point being distant thereon 27.45 feet from the most westerly corner of Parcel 2 on said boundary, as shown on said Parcel Map No. 3272.
