RESOLVED: <br />PLANNING COMMISSION <br />CITY OF PLEASANTON <br />RESOLUTION NO. 471 <br />The application of A. J. Avilla, 991 Rose Ave., for a Zoning <br />Permit with Site Plan, Architectural and Landscape Approval, <br />in order to construct a four -unit multiple dwelling upon a <br />vacant parcel immediately adjacent to 919 Rose Ave., in an <br />RO -15 District, is hereby approved subject to the following <br />conditions: <br />1. Full street improvements, including curb, gutter, <br />sidewalk, tie -in paving and street trees must be <br />installed by the applicant to the satisfaction of <br />the City Engineer. <br />2. A detailed site drainage plan must be submitted to <br />and approved by the City Engineer prior to the <br />issuance of a building permit. <br />3. A detailed landscaping plan must be submitted to and <br />approved by the City Engineer prior to the issuance <br />of a building permit. <br />4. The eave overhang must be reduced from the proposed <br />three feet to two and one -half feet. <br />In addition, full underground electrical and telephone <br />services are required for any new construction in an <br />RC District. It is also suggested that while the new <br />units are being provided with underground electrical <br />service that underground service be extended to the <br />existing units. <br />Dated: October 13, 1965 <br />ATT T: <br />James M.
