PLANNING COMMISSION <br />CITY OF PLEASANTON <br />RESOLUTION NO. 363 <br />WHEREAS, the amended application of George Marment, 403 Oak Lane, for a <br />Conditional Use Permit under Section 11.306, Ord. No. 309, in <br />order to add two units to an existing multiple dwelling located at 187 <br />and 195 Bernal Ave., in a C -C District, has come before this Commission; <br />NOW, THEREFORE, BE IT <br />RESOLVED, that the above -named Conditional Use Permit is hereby granted <br />subject to the following conditions: <br />1. If variances from the provisions of Ordinance No. 309 <br />are required for the development in question, these must <br />be secured by application to the Planning Commission <br />prior to the issuance of a building permit. <br />2. All off - street parking and the access thereto must be <br />reviewed by the City Engineer after submittal of a property <br />survey, with particular attention paid to the provision of <br />a "turn- around" so that vehicles are not required to back <br />the full length of the lot and onto Bernal Avenue. <br />3. Curb, gutter, sidewalk, driveway, tie -in paving and street <br />trees must be installed to the satisfaction of the City <br />Engineer. <br />4. The architecture of the proposed addition must conform <br />with that of the existing units. <br />5.
