PLANNING COMMISSION <br />CITY OF PLEASANTON <br />RESOLUTION NO. 390 <br />WHERtnsideration of Tentative Subdivision Map, Tract No. 2639 <br />(Fairlands), has come before this Commission; <br />NOW, THEREFORE, BE IT <br />RESOLVED, that the above - mentioned map be approved subject to the <br />following conditions: <br />1. The Planning Commission withholds approval of the sanitary <br />sewer service, water supply and distribution system, and storm <br />drainage system in this tract pending solution of the problems <br />involved. The Flanning Commission will again review this <br />Tentative Map when these problems have been resolved and when <br />the developer completes his list of street names. <br />2. The map itself is approved as annotated and subject to the <br />following conditions: <br />a. The streets serving the cul -de -sacs backing up to the <br />park and greenway be considered as residential collectors <br />and be increased in width to 50 feet in the reaches so <br />marked in red on Exhibit A. <br />Nor <br />41 <br />b. Pedestrian walkways 10 feet in width are acceptable if <br />only one lot in depth. If the walkways are two lots in <br />depth they shall be increased to 15 feet in width. <br />c. The large storm drain lines that cross lots shall be <br />constructed entirely within a single lot, and these lots <br />shall be increased in width to accommodate the 10 ;.foot <br />wide easement that will be required. <br />d. The diagonal parking pocket along the narrower park <br />frontage shall be eliminated. <br />e. The City Engineer is authorized to modify the City's <br />existing Standard Specifications and Details in applying <br />them to this subdivision in order to allow for modern <br />materials, methods and design criteria as may be required. <br />Reference shall be made b the 1960 Standard Specifications <br />of the California Division of Highways, rather than the <br />1954 edition. <br />f. The electrical power distribution, street lighting and <br />telephone service systems shall be Streamlined Distri- <br />bution systems (modified underground). The Planning <br />Commission reserves the right to require full underground <br />on major electrical distribution lines in this tract if <br />they are needed and if the Planning Commission determines <br />that it is economically feasible and desirable to put <br />them underground. <br />g. All in -tract easements shall be granted as public service <br />easements with no reference to specific use. <br />h. The minimum lot size shall be 6200 sq.ft. and the average <br />lot size shall be 7340 sq.ft. <br />i. The development shall conform to all applicable ordinances <br />and regulations of the City of Pleasanton and all other <br />agencies having jurisdiction. <br />Dated: February 10, 1965 <br />ATTE <br />ames M.
