PLANNING COMMISSION <br />PLBASANTON, CALIFORNIA <br />RESOLUTION NO. 241 <br />WHEREAS, the application of Emil Saugar, 122 Gresel Street, Hayward, for <br />a Zoning Permit with Site Plan and Arbhitectural Approval, in.order <br />to construct a twelve -unit multiple dwelling at 4795 Harrison Street, in an <br />R0 -15 District, has come before this Commission; <br />NOW, THEREFORE, BE IT <br />RESOLVED, that the City of Pleasanton Planning Commission does hereby approve <br />said application with the following conditions attached thereto: <br />1. A property survey, a grading and drainage plan and a land- <br />scaping plan must be submitted and approved by the City staff <br />prior to the issuance of a building permit. <br />2. A solid board fence of masonry wall, four to six feet in <br />height, must be constructed along the rear property line <br />and along portions of both side property lines, as indicated <br />in the approved Site Plan. <br />3. Prior to the issuance of a building permit, the Site Plan <br />must either be changed to indicate a total side yard area <br />of twenty -five feet, or a Variance from the sideyard re- <br />quirements of Ordinance No. 309 must be aecured. <br />4. The off - street parking area must be paved to City standards; <br />(1}" AC, 5" Aggregate Base). <br />5. The planter strip along the street frontage of the property <br />must be filled with concrete to City standards. In so filling, <br />a minimum of five tree planting pockets must be retained and <br />appropriate trees planted therein. The minimum size of the <br />trees shall be five gallon, and the species shall be selected <br />by the City Engineer. <br />6.
