RESOLVED: <br />PLANNING COMMISSION <br />CITY OF PLEASANTON <br />RESOLUTION 09„254 <br />1. The City Planning Commission recommends that the City Council <br />proceed to Consummate Annexation No. 31, Amador Vaiiey Annex "D ". <br />2. Recommendations regarding the development plan submitted by <br />D & V Builders, Inc., are as follows: <br />a. The minimum lot size should be maintained at 6,500 sq.ft. <br />The Commliseion does not wish to give blanket approval of <br />reduced lot size. Individual reductions which may be <br />justified because of special conditions be granted under <br />variance procedures or as ordinance modifications at the <br />time of tentative subdivision map approval. <br />b. Density should be maintained at 4 units /acre using the <br />developer's total acreage plus a percentage of the high <br />school area to determine the total allowable number of <br />units. The percentage of the high school allowed should <br />be calculated as the ratio of developer's acreage to the <br />total acreage between Hopyard and Santa Rita Roads from <br />the Arroyo Mocha to the Arroyo Del Valle. No detailed <br />study was made as to whether this density should apply <br />overall with variations north and south of Black Avenue, <br />or whether it should apply directly to the separate areas <br />north and south of Black Avenue. <br />c. There should be one public park south of Black Ave. and <br />one north in the vicinity of the proposed elementary and <br />junior high schools. These would be in addition to the <br />proposed private swim clubs. <br />d. The first unit south of Black Avenue, including the pro- <br />posed townhouse area, should be considered as a Planned <br />Unit Development. <br />e. The Commission generally approved of the proposed traffic <br />circulation pattern and the concept of a variation in lot <br />sizes. However, there are shown several long blocks of <br />lots all the same size, and the Commission would like <br />variation in these also. <br />Dated: November 13, 1963 <br />ATTEST: <br />A, <br />//lames M.
