City of Pleasanton <br /> <br /> June 17, 1986 <br /> <br />HONORABLE CITY COUNCIL <br />Pleasanton, California <br /> <br />Minor Modification to PUD-79-4r Oak Park <br /> <br />Members .of the Council: <br /> <br />Background <br /> <br />Oak Park Homeowners' Association wishes to amend the approved <br />planned unit development for the 40 unit townhouse development Oak <br />Park (PUD-79-4). Please refer to the attached location map and <br />site plan. Specifically, the association wishes to dedicate the <br />privately owned streets to the City (Lone Oak Drive, Lone Oak <br />Court and Tomas Way). The reason for the change in ownership from <br />private to public is that the association no longer wants to <br />assume responsibility and maintenance of the streets because of <br />insurance and upkeep costs. It also believes that the City can <br />better maintain the streets. <br /> <br />The streets were essentially constructed to City standards 32 ft. <br />curb to curb with standard curb and gutter. A 4 ft. wide sidewalk <br />is, however, substandard by i ft. At the time Oak Park was <br />completed, the Director of Public Works did approve the streets <br />for dedication to the City. However, due to Proposition 13, and <br />the subsequent funding cutbacks, the streets remained private. <br /> <br />Staff believes that the modification is appropriate for several <br />reasons. First, in similar residential projects such as Shadow <br />Cliff Village and Pleasanton Village the streets have been <br />dedicated to the City. Recently Valley Business Park has also had <br />their private streets dedicated. Second, the streets (Lone Oak <br />Drive, Lone Oak Court, and Tomas Way) generally conform to City <br />standards. Finally, costs for maintenance of a relatively new <br />street should be minimal. <br /> <br />Zonin~ Administrator Action <br /> <br />The above case was treated as a minor modification by the Zoning <br />Administrator on June 11, 1986, since the changes are not <br />substantial in nature to effect the overall design of the building <br />and the streets essentially conform to City standards. <br /> <br />IR 86:55 <br /> <br /> <br />
