PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1957 <br />A RESOLUTION OF THE PLANNING COMMISSION APPROVING <br />TENTATIVE MAP TRACT 4758 FOR JAMES PRICE. <br />WHEREAS, James Price has applied for tentative map approval for <br />Tract 4758 for a proposed 35-lot townhouse subdivision <br />of approximately 3.2 acres of land at the northwest <br />corner of Black Avenue and Harvest Road; and <br />WHEREAS, the property is zoned PUD (Planned Unit Development- <br />High Density Residential) District; and <br />WHEREAS, a public hearing was held February 17, 1981 at which <br />time all pertinent documents and testimony were reviewed. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission finds that Tentative Map for <br />Tract 4758 is in conformance with the General Plan of the <br />City of Pleasanton. <br />Section 2. The Planning Commission of the City of Pleasanton <br />approves Tentative Map Tract 4758 subject to the con- <br />ditions of the staff report and report of Engineering <br />Services dated February 17, 1981 with the following <br />changes: <br />Condition No. 5 <br />That the two driveways be widened to 24 ft. and the <br />interior returns shall be set at 10 ft. radius. <br />Utilities <br />Condition No. 2 <br />That the developer shall be responsible for the installation <br />of the street lighting system within and adjacent to the <br />development. The street lights shall be 70 watt, high <br />pressure sodium vapor units mounted on galvanized steel <br />poles with poured in place bases, on the LS-1C schedule <br />per City requirements and P.G.&E. standard details unless <br />otherwise specifically approved or an adequate alternative <br />worked out with the Citv staff subject to the approval of <br />and type of electroliers shall be withheld pending final <br />design and review by the City Engineer. <br />/~/ <br />
