PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 1966 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON APPROVING A NEGATIVE DECLARATION <br />FOR A USE PERMIT FOR NORTHWOOD HOMES AS FILED <br />UNDER CASE UP-81-4. <br />WHEREAS, Northwood Homes has applied for a conditional use permit <br />to allow a model home complex and sales office to be <br />located on Pecan Court near Muirwood Drive; and <br />WHEREAS, zoning for the property is PUD (Planned Unit Development- <br />Medium Density Residential) District; and <br />WHEREAS, a public hearing was held on March 11, 1981 at which <br />time all pertinent documents and testimony were reviewed; <br />and <br />WHEREAS, said proposal was based upon an Initial Study done pursuant <br />to the Environmental Impact Guidelines and Procedures <br />adopted by the City Council of the City of Pleasanton <br />by Resolution No. 77-66; and <br />WHEREAS, the Planning Commission, at its meeting of March 11, 1981 <br />received the Initial Study and proposed Negative Declaration <br />in a report from the Director of Planning and Community <br />Development dated March 11, 1981 regarding the afore- <br />mentioned project; and <br />WHEREAS, the Planning Commission was advised by the City Attorney <br />of its responsibilities in reviewing the proposed Negative <br />Declaration and the determinations required by Section 5.4 (e) <br />of Resolution No. 77-66; and <br />WHEREAS, each member of the Planning Commission had before him/her <br />copies of Resolution No. 77-66 at the time of considering <br />the proposed environmental assessment, which had previously <br />been published in the Pleasanton Times, at the time <br />of the public hearing on the aforementioned project; and <br />WHEREAS, upon receipt of the staff report and public input, the <br />Planning Commission reviewed the provisions of the City's <br />Guidelines and Processing Procedures for the evaluation of <br />projects and preparation of Environmental Impact Reports <br />in order to determine if a Negative Declaration is appro- <br />priate for the project and what mitigation measures, if <br />any, must be undertaken to ensure that the project will <br />not have a significant impact upon the environment. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES AS FOLLOWS: <br />
