PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF Ar.n.MF:DA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1969 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE <br />CITY OF PLEASANTON APPROVING TENTATIVE MAP FOR <br />TRACT 4385 FOR MACKAY HOMES, INC. <br />WHEREAS, Mackay Homes, Inc. has applied for approval of a 25 lot <br />single family subdivision for Tract 4385; and <br />WHEREAS, the 7.4 acre site is located at the intersection of <br />Valley Avenue and Hansen Drive; and <br />WHEREAS, zoning for the property is R-1-6500 (Single-Family <br />Residential) District; and <br />WHEREAS., a public.hearinc~.was held on March 11, 1981 at which time <br />all pertinent documents and testimony were reviewed. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission finds Tentative Map for Tract <br />4385 is in conformance with the General Plan of the City <br />of Pleasanton. <br />Section 2. The Planning Commission of the City of Pleasanton approves <br />Tentative Map for Tract 4385 subject to the conditions shown <br />on the staff report and report of engineering services <br />dated 3/11/81, modifying the following conditions: <br />4. That the cross section of Valley Avenue be designed <br />and constructed by the developer as follows: <br />23 foot from right-of-way line to face of west curb; <br />25.5 feet from west curb to the face of temporary <br />6" asphalt beam, and 9.5 feet to the construction <br />centerline.. <br />5. That the developer design and install street <br />improvements on Valley Avenue from the south <br />property line of the site to the existing pavement <br />on Valley Avenue at Paseo Santa Cruz in order to <br />effect a safe transition. The improvements shall <br />include 20 feet of structural paving and storm <br />drainage as required. <br />Section 3. This resolution shall become effective immediately upon <br />its passage and adoption. <br />/// <br />
