PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION N0. 1977 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON RECOMMENDING APPROVAL OF THE APPLICATION <br />OF THE PLANNING COMMISSION FOR PRE ZONING AS FILED UNDER <br />CASE RZ-81-2 <br />WHEREAS, The Planning Commission of the City of Pleasanton has <br />applied to pre zone the area located on the north side <br />of Vineyard Avenue immediately east of the Hacienda <br />Mobile Home Park to RM-4000 (Multiple-Family Residential) <br />District or to any other zoning district consistent with <br />the General Plan; and <br />WHEREAS, a public hearing was held on 4/8/81 at which time all <br />public testimony and documents were considered; and <br />WHEREAS, on 2/17/81 the Planning Commission initiated prezoning <br />of the 4.7 acre site immediately east of the Hacienda <br />Mobile Home Park because that property is currently <br />being annexed to the City; and <br />WHEREAS, in addition to that property, the Planning Commission <br />initiated prezoning of the Bates (chicken ranch) property <br />to the east of the 4.7 acre site because they felt these <br />properties would be good sites for future mobile home <br />parks and wished zoning that would accommodate that use. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission recommends prezoning approximately <br />41 acres located on the north side of Vineyard Avenue <br />immediately east of the Hacienda Mobile Home Park to PUD <br />Medium Density Residential subject to the following conditions: <br />1. That the entire 41 acre subject area is designated <br />as the site for mobile home park(s) and that any <br />other type of development would require modification <br />of this PUD zoning. <br />2. That no development take place in any part of the <br />41 acre subject area until a sewer study analyzing <br />the capacity in the Arroyo del Valle sewer trunk line <br />and the First and Ray Street Pump Station has been <br />completed. Said study shall show whether there is <br />sufficient capacity in the line and pump station to <br />accommodate development on the subject properties. <br />
