PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1834 <br />A RESOLUTION APPROVING A RE20NING FOR JOHN CAROLINE <br />FILED UNDER PUD-79-13. <br />WHEREAS, John and Joan Caroline have applied to rezone the 69 acre <br />site located on the south side of Valley Avenue immediately <br />easterly of the residences along Kolln Street from the <br />I-P (Industrial Park) District to the PUD-Industrial (Planned <br />Unit Development-Industrial) District; and <br />WHEREAS, the Planning Commission has held a public hearing on <br />the matter wherein all pertinent information was presented <br />for the Commission's review. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES THE FOLLOWING: <br />Section 1. The Planning Commission recommends approval subject to <br />the following conditions: <br />1. That approval of case PUD-79-13 constitutes approval <br />only of Planned Unit Development-Industrial Zoning for <br />the subject property: this zoning shall allow a <br />business/industrial park consisting of administrative <br />headquarters; offices for engineering and other techno- <br />logical professions; research and development activities; <br />high technology manufacturing; commercial activities <br />such as restaurants, duplicating services, branch banks, <br />gas stations, travel agencies, etc. intended mainly <br />to service the park; and a small proportion of warehouse <br />uses. <br />That prior to construction of any buildings on the site, <br />a final development plan(s) must be submitted to the <br />Planning Commission and the Council for approval, <br />said plan(s) to more specifically indicate uses; <br />architectural design; site development standards <br />such as height, setback, location of parking facilities, <br />screening of loading facilities, etc.; and landscaping <br />among other information. <br />3. That a soils study, acceptable to the City of <br />existing soils, pit areas and filled pits be con- <br />ducted prior to submittal of a final development <br />plan to determine the extent of existing soil to be <br />removed and measures to make the property safe for <br />construction. The City reserves the right to verify <br />this study through use of the County Geologist or the <br />State Soils and Foundations Association under contract <br />with the City and with the cost of this verification <br />study reimbursed to the City by the developer. <br />
