4. That no additions shall be made to the structures _ <br />except patio covers, and that the developer submit <br />a plan for the location of patio covers and accessory <br />structures to the Planning Division for approval <br />prior to issuance of any building permits for the <br />project. <br />5. That the unit on lot 32 will be a two-story model. <br />6. That since the subject site is bordered by industrial <br />property to the south a 7' high masonry wall shall <br />be constructed along the entire length of the southern <br />property line. <br />7. That prior to filing of a final map, CC&Rs for the <br />project shall be approved by the City Attorney. The <br />CC&Rs shall provide for a Homeowners Association with <br />sufficient power to manage all commonly owned areas. <br />The City shall be named as beneficiary of said CC&Rs <br />and granted the power to enforce its provisions if the <br />Homeowners Association fails to do so. <br />8. The Homeowners Association shall maintain, at a minimum, <br />all private streets and utilities, the park, entrance <br />signs and the landscaped areas on Junipero Drive. <br />9. That all trees used in landscaping be a minimum of <br />15 gallons in size and all shrubs a minimum of <br />5 gallons. <br />10. That all utilities required to serve this development <br />be installed underground. <br />11. That the developer install streets. as required by <br />ordinance except ~hat.the street rights=of-wa'y' may <br />be reduced to as littTd as 40' if approve$ by the <br />City Engineer. <br />12. That the site be kept free of fire hazards from start of <br />construction to final inspection and that the Fire <br />Department emergency number be provided adjacent to <br />all telephones on the site. <br />13. That all dwelling units in the development be con- <br />structed to meet the latest P.G.&E. Energy Conservation <br />Home Standards. <br />14. That the following water conserving plumbing fixtures <br />be installed in the development: a) low flush water <br />closets; b) shower flow control heads; c) aerators in <br />interior faucets; and d) insulation of hot water lines. <br />-2- <br />
