EXHIBIT "A" <br /> <br /> Conditions of Approval <br /> AP-86-7 <br /> <br />1. That the development be substantially as shown on the site <br /> plan and elevations, Exhibit A, on file with the Planning <br /> Division, except as modified herein. <br /> <br />2. That the applicant enter into an agreement, approved by the <br /> City Attorney, binding this property to support an parking <br /> assessment district(s) which would benefit the subject site. <br /> <br />3. That a landscape plan be prepared, satisfactory to the <br /> Planning Director, which includes a landscape island in the <br /> vicinity of the walnut tree to be removed, a specimen tree to <br /> replace the Heritage tree removed, and such other planters as <br /> can be established at the rear to both the Deans building and <br /> the beauty shop/jewelers building. <br /> <br />4. That a trash area be installed on-site satisfactory to the <br /> Planning Director. <br /> <br />5. That the color of the building and roof materials match that <br /> of the cleaners/barber shop building. <br /> <br />6. That the access driveway be repaired to the satisfaction of <br /> the Public Works Director. <br /> <br />7. That the building elevations of the laundry/storage area be <br /> approved by the Planning Director prior to the issuance of a <br /> building permit. <br /> <br />8. That concrete islands rather than striping or wheel stops be <br /> used to separate parking stalls from walls and/or other <br /> parking spaces, as determined by the Planning Director. <br /> <br />9. That the developer submit a building permit survey and a site <br /> development plan in accordance with the Survey Ordinance and <br /> that these plans be approved by the City Engineer prior to <br /> the issuance of a building permit. That the site development <br /> plan include all required information to design and construct <br /> site, grading, paving, drainage and utilities. Specific <br /> items to be indicated on the site development plan necessary <br /> to construct the improvements are to be in accordance with <br /> the City of Pleasanton Private Development Design Guidelines <br /> and Standard Details adopted April 15, 1986. <br /> <br /> - 1 - <br /> <br /> <br />
