EXHIBIT "A" Conditions of Approval AP-86-7 1. That the development be substantially as shown on the site plan and elevations, Exhibit A, on file with the Planning Division, except as modified herein. 2. That the applicant enter into an agreement, approved by the City Attorney, binding this property to support an parking assessment district(s) which would benefit the subject site. 3. That a landscape plan be prepared, satisfactory to the Planning Director, which includes a landscape island in the vicinity of the walnut tree to be removed, a specimen tree to replace the Heritage tree removed, and such other planters as can be established at the rear to both the Deans building and the beauty shop/jewelers building. 4. That a trash area be installed on-site satisfactory to the Planning Director. 5. That the color of the building and roof materials match that of the cleaners/barber shop building. 6. That the access driveway be repaired to the satisfaction of the Public Works Director. 7. That the building elevations of the laundry/storage area be approved by the Planning Director prior to the issuance of a building permit. 8. That concrete islands rather than striping or wheel stops be used to separate parking stalls from walls and/or other parking spaces, as determined by the Planning Director. 9. That the developer submit a building permit survey and a site development plan in accordance with the Survey Ordinance and that these plans be approved by the City Engineer prior to the issuance of a building permit. That the site development plan include all required information to design and construct site, grading, paving, drainage and utilities. Specific items to be indicated on the site development plan necessary to construct the improvements are to be in accordance with the City of Pleasanton Private Development Design Guidelines and Standard Details adopted April 15, 1986. - 1 -
