PLANNING COMMISSION <br />CITY OF PLEASANTON <br />COUNTY OF ALAMEDA <br />STATE OF CALIFORNIA <br />RESOLUTION NO. 1636 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON APPROVING A CONDITIONAL USE PERMIT FILED <br />UNDER UP-78-6, WICKLAND OIL COMPANY. <br />WHEREAS, Wickland Oil has applied for a conditional use permit to <br />operate a self-serve service station on 'the northwest corner <br />of Hopyard Road and Johnson Industrial Drive; zoning for <br />the property is I-G (General Industrial) District; and <br />WHEREAS, this application was reviewed by the Planning Commission <br />on April 12, 1978; and <br />WHEREAS, at that hearing, the Planning Commission continued this <br />application until the meeting of April 19, 1978, to allow <br />the developer time to redesign the layout of his service <br />station; and <br />WHEREAS, on April 19, 1978, this matter was reviewed again by the <br />Planning Commission, at which time all documents, reports, <br />maps and testimony were reviewed; and <br />WHEREAS, the Planning Commission made the following findings: <br />A. That the proposed location of the conditional use is in <br />accord with the objectives of this chapter and the purposes <br />of the district in which the site is located because there <br />are several other service stations in the immediate <br />vicinity. <br />B. That the proposed location of the conditional use and the <br />conditions under which it would be operated or maintained <br />will not be detrimental to the public health, safety or <br />welfare, or materially injurious to the properties or <br />improvements in the vicinity, because approval would be <br />predicated upon elimination of an access from the property <br />on to Hopyard Road; provision of a right-turn-only lane <br />on Hopyard Road and installation of double paned glass <br />in the cashier's booth to eliminate undue noise impacts. <br />C. That the proposed conditional use will comply with each <br />of the applicable provisions of Chapter 2, Title II of <br />the Ordinance Code. <br />NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES AS FOLLOWS: <br />Section 1. The Planning Commission approves UP-78-6, subject to the <br />following conditions: <br />1. That the development be substantailly as shown on the <br />site plan, elevations and landscape plan, Exhibit A, <br />dated April 17, 1978, on file with the Planning Division, <br />except as modified by condition number 1 of case Z-78-42. <br />
