Ordinance No. 1980 <br />Page 5 of 9 <br />27. That the developer provides the City with a reproducible mylar copy of the <br />recorded parcel map with all recording data shown. <br />28. When the map is submitted for City Engineer's signature, the developer shall <br />provide the City with an electronic copy of the Parcel Map, excepting the <br />certification information. The electronic copy shall also provide the following <br />information: <br />a. Street address centered on lot <br />b. Building outlines for existing structures. <br />29. The property owner/developer shall deposit a bond with the City to ensure <br />completion of any new utility improvements. This bond shall be in a standard <br />form approved by the City Attorney and shall be in an amount satisfactory to the <br />City Engineer. The City Engineer may waive this requirement when the required <br />improvements have been satisfactorily installed prior to map recordation. <br />30. The applicant shall create a drainage easement across Parcel A for the benefit of <br />Parcel B. <br />31. The applicant shall create a private access easement for the shared driveway <br />across Parcel B for the benefit of Parcel A. <br />32. The applicant shall pay the difference in City fees between the secondary unit <br />and a single family home. Said fees shall be due prior the submittal of the map <br />for the City Engineer's signature. <br />33. The applicant shall provide separate water, and sanitary sewer laterals and <br />separate underground electric and gas services to the existing house on <br />Parcel B. The applicant shall pay City connection fees for the new laterals prior <br />the submittal of the map for the City Engineer's signature. <br />34. The applicant shall submit a plan for any required utilities improvements to the <br />Chief Building Official and City Engineer for review and approval prior the <br />submittal of the parcel map for the City Engineer's signature. <br />35. The applicant shall disclose to any future owners that that there is no on-street <br />parking in front of 204 Kottinger Drive. The exact language of said disclosure <br />shall be approved by the City Attorney <br />36. The applicant shall dedicate to the City: <br />a. A strip of land five feet in width across the project frontage for roadway <br />purposes. <br />b. An eight-foot wide Public Service Easement across the project frontage. <br />{end} <br />5 <br />
