All future improvements to the property shall be processed in accordance with <br />Section 18.20, staff-level Design Review, of the Pleasanton Municipal Code. <br />9. All future improvements shall ensure the protection of the existing tree along the <br />east property line. <br />10. All future improvements shall consider the potential of the adjacent residential <br />installations of photovoltaic panels. <br />11. For future improvements to the front house (constructed in 1895 and listed on the <br />City's "Landmark Quality Building" list), the applicant shall work with City staff to <br />restore rather than replace the existing historic structure. <br />12. Design application submittals shall contain the following items in addition to the <br />standard submittal requirements: <br />a. Cost analysis for restoration verses new construction to maintain the historical <br />ties of the structures; <br />b. Full landscape plan; <br />c. Fencing plan; <br />d. Tree report for the existing trees; and <br />e. A colored streetscape illustration. <br />13. Future renovations and new structures shall be design in the "Old Pleasanton"- <br />style and compliment the surrounding homes in scale, color, materials, and <br />placement. <br />14. At the time that Parcel B is redeveloped, the design proposal shall contain <br />installation on beige colored interlocking pavers along the access corridor. <br />Building Condition <br />15. Prior to future renovations or construction work, the developer shall obtain <br />all building and other applicable City permits. <br />Fire Conditions <br />16. The project developer shall meet all requirements of the Pleasanton Fire Code <br />(Pleasanton Municipal Code, Chapter 20.24). <br />17. The future renovations and/or new buildings shall be equipped with automatic fire <br />suppression system (sprinklers). Plans and specifications for the automatic fire <br />sprinkler system shall be submitted to the Pleasanton Building and Safety <br />Division for review and approval prior to installation. The fire alarm system, <br />including water flow and valve tamper, shall have plans and specifications <br />submitted to Fire Prevention for review and approval prior to installation.
