PLANNING COMMISSION
CITY OF PLEASANTON
COUNTY OF ALAMEDA
STATE OF CALIFORNIA
RESOLUTION NO. 1538
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF PLEASANTON DENYING WITHOUT
PREJUDICE CASE PUD-77-3.
WHEREAS, Morrison Homes, Inc., request a rezoning of two separate
noncontiguous parcels of property from RM-1500 and
RM-2500 Districts to PUD: a 10-acre site located be-
tween Hopyard Road and Valley Avenue behind the Alpha
Beta Shopping Center and including both sides of the
future Northway Road, and a 4.1 acre site located on
the northeast corner of Black Avenue and Hopyard Road;
and
WHEREAS, Morrison Homes sought concurrent approval of a development
plan only on the 10-acre site which would contain duplex
units; the gross density of which would be 7.5 units per
acre; and
WHEREAS, the General Plan shows the properties as high density
residential; and
WHEREAS, the Planning Commission held a public hearing on July 13,
1977, at which time pertinent maps, drawings, documents,
testimony and reports were reviewed; and
WHEREAS, the Planning Commission, in reviewing the request,
found that:
1. the two properties are noncontiguous to each other;
2. that the General Plan designation for each of the sites
is high density;
3. that the density for the proposed development on
the 10 acre parcel would not be consistent with the
high density designation of the General Plan; and
4. that combining densities on noncontiguous properties
in order to comply with General Plan density require-
ments is not an appropriate procedure under the
PUD District.
NOW, THEREFORE, THE PLANNING COMMISSION RESOLVES AS FOLLOWING:
Section 1. The Planning Commission, denies, without prejudice,
PUD-77-3.
Section 2. The Planning Commission recommends that Morrison
Homes, Inc., apply for a general plan amendment for the
10-acre site located between Hopyard Road and Valley
