PLANNING COMMISSION <br />Pleasanton, California <br />RESOLUTION N0. 1242 <br />A resolution of the Planning Commission <br />of the City of Pleasanton approving <br />the model home complex and sales office <br />for the Larwin of Northern California <br />Development Company. <br />WHEREAS, the application of Larwin of Northern <br />California for a Conditional Use Permit <br />for a sales office and model home complex <br />to be located at West Las Positas Boulevard <br />and Cranwood Court, Pleasanton, has come <br />before this Commission, and, <br />WHEREAS, the Planning Commission of the City of <br />Pleasanton has held a public hearing on <br />this application and has examined pertinent <br />maps, drawings and documents. <br />NOW, THEREFORE, BE IT RESOLVED that the Planning Commission of <br />the City of Pleasanton does hereby approve <br />UP-73-5, subject to the following conditions: <br />1. That the temporary sales office be <br />removed upon opening of the first model. <br />2. That all model homes be subject to <br />final building inspection by the Building <br />Division before they are sold. <br />3. That the boardwalk across Cranwood Court <br />be removed prior to final building inspection. <br />4. That driveways for all models be installed <br />prior to final building inspection. <br />5. That the parking lot west of the model <br />home containing the sales office be removed <br />prior to final building inspection. <br />6. That the sales office be converted to <br />a garage, meeting all City specificiations <br />with dimensions of 19 'X 21', prior to final <br />building inspection, and that if the garage <br />is extended in length for sales purposes, <br />no variance will ever be granted to allow <br />it to remain in this enlarged condition. <br />7. That all trees used on the site be a <br />minimum of 15 gallons in size and all shrubs <br />a minimum of 5 gallons. <br />8. That all fences be removed prior to <br />final building inspection. <br />
