CONDITIONS OF APPROVAL PUD-80-2-1D <br /> <br /> 1. That the b~ildings, site plans, and landscape plans in Phase <br /> I shall be as shown in Exhibit A, "First Phase Buildings", <br /> dated 18 April 1986 on file with the Planning Department, <br /> except as modified herein. <br /> <br /> 2. That reciprocal easements satisfactory to the City Attorney <br /> - shall be recorded over the access easements and parking areas <br /> of those parking areas which are physically connected. <br /> <br />3. That preliminary landscape plans showing actual anticipated <br /> species be submitted to the Planning Director for approval <br /> within 30 days of the project approval. <br /> <br />4. That all signage for the respective buildings shall conform <br /> to the representative sign submittals for each building and <br /> that each sign be submitted for Planning Department review <br /> and approval prior to installation. <br /> <br />5. That temporary asphalt berms be provided along the edge of <br /> common driveways when adjacent to non-Phase I areas. <br /> <br />6. That the one-story offices wall color shall be modified to <br /> eliminate the pink tone, preferably by darkening the beige <br /> tone, and to add architectural interest, satisfactory to the <br /> Planning Director, to the rear elevations of Buildings B and <br /> D. <br /> <br />7. That the landscaping in front of Building A of the one-story <br /> offices be increased to 20 feet. <br /> <br />8. That compact spaces in the one-story office buildings and the <br /> multi-tenant buildings be rearranged to avoid being grouped <br /> directly in front of building entrances, the rearrangement to <br /> be done satisfactory to the Planning Director. <br /> <br />9. That the multi-tenant buildings be modified to achieve an <br /> average 20 feet landscaped area along Koll Center Parkway, 15 <br /> feet landscaped area at the rear of the buildings (Arroyo <br /> site), to provide a pathway node meeting the requirements of <br /> the PUD at the northeast corner of the easterly lot and the <br /> northwest corner of the westerly lot, and to add such <br /> additional parking at the east and west ends of the buildings <br /> to yield a total parking ratio of 1 space per 300 sq. ft. of <br /> gross floor area in both sites combined. <br /> <br />10. That the trash receptacles at the rear of the multi-tenant <br /> building shall be relocated from the rear yard areas to the <br /> side yard areas of the sites. <br /> <br /> 11. That this case is subject to all Standard Conditions of <br /> Development, attached hereto and made part of this case by <br /> reference except Conditions No. 7, 12, 13, 29, and 46. <br /> <br /> - 5 - <br /> <br /> <br />
