The applicant shall implement the following measures with the construction of the estate home on the 19-acre lot so that aroof-mounted photovoltaic system can be installed in the future: a. Install electrical conduit and pull string from the roof/attic areas to the building's main electrical panels; b. Engineer the roof trusses to handle an additional load as determined by a structural engineer to accommodate the additional weight of a prototypical photovoltaic system beyond that anticipated for roofing; and c. Provide an area near the electrical panel for the "inverter" required to convert the direct current output from the photovoltaic panels to alternating current; These measures shall be indicated on the building permit plan sets. 65. The applicant shall retain a person with expertise in the field of green building to measure the greenhouse gas emissions likely to be produced with this project and to recommend methods to reduce such emissions. The applicant shall show on the building permit plans the measures selected to reduce greenhouse gas emissions. Building Conditions 66. The applicants shall obtain a building permit, and any other applicable City permits for the project prior to the commencement of any construction. 67. The new dwelling shall be constructed to meet or exceed Title 24 State energy conservation requirements. 68. All building and/or structural plans must comply with all codes and ordinances in effect before the Building Department will issue permits. 69. To initiate the building permit plan check process, the applicant shall submit the following: a. Three (3) full-size sets of construction plans (wet-stamped and signed); b. Two (2) sets of the necessary structural and Title 24 calculations; c. Two (2) copies of asite-specific soils report; d. One (1) copy of the Green Building checklist with points calculated. e. The completed Building Permit Questionnaire; and f. The necessary fees.
