Ordinance No. 1974 <br />Page 14 of 21 <br />64. The applicant shall implement the following measures with the construction of the estate <br />home on the 19-acre lot so that aroof-mounted photovoltaic system can be installed in <br />the future: <br />a. Install electrical conduit and pull string from the roof/attic areas to the <br />building's main electrical panels; <br />b. Engineer the roof trusses to handle an additional load as determined by a <br />structural engineer to accommodate the additional weight of a prototypical <br />photovoltaic system beyond that anticipated for roofing; and <br />c. Provide an area near the electrical panel for the "inverter" required to <br />convert the direct current output from the photovoltaic panels to <br />alternating current; <br />These measures shall be indicated on the building permit plan sets. <br />65. The applicant shall retain a person with expertise in the field of green building to <br />measure the greenhouse gas emissions likely to be produced with this project and <br />to recommend methods to reduce such emissions. The applicant shall show on <br />the building permit plans the measures selected to reduce greenhouse gas <br />emissions. <br />Building Conditions <br />66. The applicants shall obtain a building permit, and any other applicable City permits for <br />the project prior to the commencement of any construction. <br />67. The new dwelling shall be constructed to meet or exceed Title 24 State energy <br />conservation requirements. <br />68. All building and/or structural plans must comply with all codes and ordinances in effect <br />before the Building Department will issue permits. <br />69. To initiate the building permit plan check process, the applicant shall submit the <br />following: <br />a. Three (3) full-size sets of construction plans (wet-stamped and signed); <br />b. Two (2) sets of the necessary structural and Title 24 calculations; <br />c. Two (2) copies of asite-specific soils report; <br />d. One (1) copy of the Green Building checklist with points calculated. <br />e. The completed Building Permit Questionnaire; and <br />f. The necessary fees. <br />
