ORDINANCE NO. 1974 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PLEASANTON <br />APPROVING THE APPLICATION OF DANIEL AND BELINDA SARICH FOR PUD <br />DEVELOPMENT PLAN APPROVAL, AS FILED UNDER CASE PUD-32 <br />WHEREAS, Daniel and Belinda Sarich have applied for Planned Unit <br />Development (PUD) development plan approval to subdivide an approximately 20-acre site into <br />two single-family residential lots: (1) an approximately one-acre parcel which would include the <br />existing residence and a new detached two-car garage; and (2) an approximately 19-acre parcel <br />which would include: (a) an approximately 9,990-square-foot, two-story home with an <br />approximately 3,150-square-foot habitable basement with second unit; (b) a 1,785-square-foot <br />five-car attached garage; (c) a 660-square-foot cabana; (d) a 165-square-foot pool bathroom; <br />and (e) a 165-square-foot greenhouse all at the property located at 5 Tuscany Place (formerly <br />1630 Vineyard Avenue) in the Vineyard Avenue Corridor Specific Plan Area; and <br />WHEREAS, zoning for the property is PUD-LDR/HR/OS (Planned Unit Development - <br />Low Density Residential/Hillside Residential/Open Space) District; and <br />WHEREAS, the City Council determined that there were no changes to the <br />environmental circumstances and impacts from the time that it certified the Environmental <br />Impact Report for the Vineyard Avenue Corridor Specific Plan Area in March 1999 that would <br />affect the environmental document; and <br />WHEREAS, the City Council received the Planning Commission's positive <br />recommendations for approval of the development plan; and <br />WHEREAS, a duly noticed hearing was held on April 1, 2008; and <br />WHEREAS, the City Council finds that the development plan and site development <br />standards are consistent with the General Plan policies, the Vineyard Avenue Corridor Specific <br />Plan, and the purposes of the PUD ordinance of the City of Pleasanton. <br />NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES <br />HEREBY ORDAIN AS FOLLOWS: <br />SECTION 1. Approves Case PUD-32, the application of Daniel and Belinda Sarich for <br />Planned Unit Development (PUD) development plan approval to subdivide an approximately <br />20-acre site into two single-family residential lots: (1) an approximately one-acre parcel which <br />would include the existing residence and a new detached two-car garage; and (2) an <br />approximately 19-acre parcel which would include: (a) an approximately 9,990-square-foot, <br />two-story home with an approximately 3,150-square-foot habitable basement with second unit; <br />(b) a 1,785-square-foot five-car attached garage; (c) a 660-square-foot cabana; (d) a <br />165-square-foot pool bathroom; and (e) a 165-square-foot greenhouse all at the property <br />located at 5 Tuscany Place (formerly 1630 Vineyard Avenue) in the Vineyard Avenue Corridor <br />Specific Plan Area, subject to the conditions shown on Exhibit B, attached hereto and <br />incorporated herein by this reference. <br />
