EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PUD-99-09-2M, Aman and Tee Bawa <br />2632 Ingrid Court <br />May 6, 2008 <br />The grading, retaining walls, and tree relocation shall substantially conform to the <br />site plan, Exhibit A, dated "Received" August 22, 2007, on file with the Planning <br />Division, except as modified by the following conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Director of Planning and <br />Community Development if found to be in substantial conformance to the <br />approved exhibits. <br />2. All appropriate City permits shall be obtained prior to grading or installation of the <br />retaining walls. <br />3. The applicants shall pay any and all fees to which the project may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be <br />those in effect at the time the building permit is issued. <br />4. All building and/or structural plans shall comply with all codes and ordinances in <br />effect before the Building and Safety Division will issue permits. <br />5. The retaining wall color shall be indicated on the plans submitted for issuance of <br />building permits and shall be subject to the review and approval of the Director of <br />Planning and Community Development prior to issuance of building permits for <br />the project. <br />6. The relocated tree locations shall be shown on the plans submitted for issuance <br />of building permits and shall be subject to the review and approval of the Director <br />of Planning and Community Development prior to issuance of building permits. <br />7. A final grading and drainage plan shall be submitted for the grading modifications <br />in conjunction with the plans submitted for issuance of building permits. <br />Drainage shall be conveyed to an approved point of discharge, subject to the <br />review and approval of the City Engineer and/or Chief Building Official. <br />8. All site improvements and construction activities shall be limited to the hours of <br />8:00 a.m. to 5:00 p.m., Monday through Friday. In addition, no construction shall <br />be allowed on Federal Holidays. The Director of Planning and Community <br />Development may allow earlier "start-times" for specific construction activities <br />(e.g., concrete-foundation/floor pouring), if it can be demonstrated to the <br />satisfaction of the Director of Planning and Community Development that the <br />construction and construction traffic noise will not affect nearby residents. All <br />construction equipment must meet DMV noise standards and shall be equipped <br />with muffling devices. <br />{end} <br />
