Accessory Structures Parc~I A' Farrel B <br />(Class l) <br />Setbacks: <br />Front Yard 20 ft. 20 ft. <br />Rear Yard*** 5 ft. 5 ft. <br />Side Yard*** 3 ft. 3 ft. <br />Building Height Max.** 15 ft. 15 ft. <br />* The FAR (Floor Area Ratio) excludes the access portion of Parcel B (net lot size). <br />** Measured from the lowest finished grade to the highest ridge point, including all chimney projections. <br />*** Setbacks are measured to the wall and eaves may encroach 1/3 into the setback area per the Building Code. <br />Class II Accessory Structures follow the R-1-6,500 zoning standards <br />(1) The front setback for Parcel B, for purposes of structures, shall be taken from the common properly <br />line of Parcel A. Fencing setbacks shall be taken from the property line adjacent to the street. <br />5. The applicant shall provide two parking spaces on-site. Each space must have a <br />minimum dimension of 10 feet by 20 feet (10' x 20') and can not be tandem. One <br />space shall be covered. No parking will be allowed in any area of the joint access <br />driveway (10' PAE). All required parking spaces shall be free of storage and <br />available for parking at all times. <br />6. RVs, trailers, campers, 5~' wheels, motor homes, boats, or other recreational <br />vehicles are prohibited from being parked or stored on-site; and that these <br />conditions shall be disclosed to the future homeowners. <br />7. Fencing within the PUD will generally follow the fencing requirements for the R-1- <br />6,500 Zoning District outlined in the Pleasanton Municipal Code Section <br />18.84.080. The front property line of Parcel B shall be considered as the property <br />line adjacent to the street for fencing purposes only. No gates or structures shall be <br />allowed on or over the driveway within the proposed PAE area. The proposed PAE <br />area must remain clear at all time. Proposed changes to these fencing requirements <br />shall be subject to the review and approval by the Planning Director. <br />Design Standards <br />8. All future improvements to the property shall be processed in accordance with <br />Section 18.20, staff level Design Review, of the Pleasanton Municipal Code. <br />9. Design application submittals shall contain the following items in addition to the <br />standard submittal requirements: <br />a. Cost analysis for restoration verses new construction to maintain the <br />historical ties of the structures; <br />b. Full landscape plan; <br />c. Fencing plan <br />2 <br />
