d. The second unit parking space dimensions shall be revised to comply with <br />Municipal Code requirements. <br />e. Exterior window sills shall be added to the second unit windows matching the <br />exterior window sills on the existing dwelling. <br />Said modifications shall be submitted in conjunction with the plans submitted for <br />issuance of building permits and shall be subject to review and approval by the <br />Director of Planning and Community Development prior to issuance of building <br />permits for the project. <br />9. The applicants shall install afull-screening landscape screen between the <br />second unit and the northern side property line. The landscape screen shall <br />consist of a combination of medium- and tall-growing evergreen shrubs that <br />would grow to a maximum of 6-8 feet and 10-12 feet tall, respectively. The <br />shrubs shall be a minimum of five-gallon size. The location, species, and size of <br />the shrubs shall be shown on the plans submitted for issuance of building permits <br />and shall be subject to the review and approval of the Director of Planning and <br />Community Development prior to issuance of building permits. The applicants <br />shall install an automatic irrigation system for the shrubs that utilizes drip <br />irrigation. The shrubs and irrigation shall be installed prior to occupancy of the <br />second unit. <br />10. Prior to occupancy of the second unit, the applicants shall record a restrictive <br />covenant against the property to require that the landscape screening required <br />by these conditions of approval shall remain and be maintained so long as the <br />second unit remains on the property. The restrictive covenant shall be subject to <br />the review and approval of the City Attorney prior to recordation. <br />11. The height of the second unit shall be surveyed and verified as being in <br />conformance to the approved building height as shown on Exhibit A or as <br />otherwise conditioned. Said verification is the applicants' responsibility shall be <br />performed by a licensed land surveyor or civil engineer and shall be completed <br />and provided to the Planning Division before the first framing or structural <br />inspection by the Building and Safety Division. <br />12. The applicants shall submit a pad elevation certification prepared by a licensed <br />land surveyor or registered civil engineer to the Director of Planning and <br />Community Development and Chief Building Official, certifying that the pad <br />elevations and building location (setbacks) are pursuant to the approved plans, <br />prior to receiving a foundation inspection for the structure. <br />6 <br />
