EXHIBIT B CONDITIONS OF APPROVAL PADR-1762, Aman and Tee Bawa 2632 Ingrid Court May 6, 2008 The second unit shall substantially conform to the site plan, floor plan, and elevations, Exhibit A, dated "Received" August 22, 2007, on file with the Planning Division, except as modified by the following conditions. Minor changes to the plans may be allowed subject to the approval of the Director of Planning and Community Development if found to be in substantial conformance to the approved exhibits. 2. All appropriate City permits shall be obtained prior to construction of the second unit. 3. Approval of this administrative design review application shall be contingent upon approval of Case PUD-99-09-02M. 4. The applicants shall pay any and all fees to which the project may be subject prior to issuance of building permits. The type and amount of the fees shall be those in effect at the time the building permit is issued. 5. The plan check materials will be accepted only after the completion of the administrative design review procedures' 15-day appeal period (15 days from the date of the approval letter), unless the applicants submit a signed statement acknowledging that the plan check fees may be forfeited in the event that the approval is overturned or the design is significantly changed as the result of an appeal. In no case will a building permit be issued prior to the expiration of the 15-day appeal period. 6. All building and/or structural plans shall comply with all codes and ordinances in effect before the Building and Safety Division will issue permits. 7. The second unit shall comply with all the applicable requirements of the Pleasanton Municipal Code Chapter 18.106(A-O) Second Units as listed below, unless modified within these Conditions of Approval (Nos. 1 and 8). A. Detached second units shall not exceed fifteen (15) feet in height and shall be limited to one-story structures.
