That the design and color of all outdoor furniture, <br />umbrellas, etc. to be located in the food court <br />area be submitted for review and approval by the <br />Planning Director prior to installation. <br />5. That the above ground transformer be relocated <br />within or directly adjacent to the service area. <br />The final location of the transformer shall be <br />reviewed and approved by the Planning Director <br />prior to issuance of any building permits. <br />6. That cross access and parking easements be recorded <br />for all future parcels located within the <br />development and be shown on a parcel map which <br />would effect the subdivision(s). <br />7. That the applicant shall install all improvements <br />identified as the "limit of project" on the site <br />plan in conjunction with development of the retail <br />complex. <br />8. That the applicant shall seed with lawn, irrigate <br />and maintain sites A and B until they are <br />developed. <br />9. That additional tree wells (ratio 1 per 6 lineal) <br />be installed within the parking lot area. The <br />final number and location must be submitted for <br />review and approval by the Planning Director prior <br />to issuance of a building permit. <br />l0. That the sign program shall be per the criteria set <br />forth on page pr-8 of Exhibit A, with the exception <br />that all logos "are limited to a maximum height of <br />20," individual letters are limited to two colors <br />only and that the applicant submit the final color <br />palette for the individual letters for review and <br />approval by the Planning Director prior to <br />installation. All building, eave and under canopy <br />signs shall be submitted for review and approval to <br />the Planning Director prior to installation. <br />11. That painted pedestrian crossings be provided <br />across the service entrance and between the food <br />court and the Bernal Avenue sidewalk. A <br />corresponding walkway should also be provided <br />linking the Bernal Avenue sidewalk to the food <br />court area. <br />12. That the developer shall: <br />a. Construct a new bus turnout along the west <br />side of Valley Avenue north of Koll Center <br />Parkway (south). The location, design, and <br />installation of the new bus turnout shall be <br />to the satisfaction of the City Engineer. <br />- 2 - <br />
