Ordinance No. 1974 <br />Page 17 of 21 <br />with the requirements of the Uniform Plumbing Code. This device shall be installed by <br />the building/house plumber between the two-way cleanout at the street right-of-way line <br />and the building/house. Any building pad falling within this criteria shall be flagged on <br />the street improvement plans. <br />88. At the time the water and sewer lines are installed on this property, the existing house <br />shall be connected to City water and sewer and any existing septic tank and leach field <br />located on the property shall be abandoned per Alameda County Health Department <br />regulations. <br />89. The existing well on the site will be retained, use of which shall be tied to a City-wide <br />reduction of water usage, or other emergency use. The well system shall be separated <br />from the domestic potable water system with a "back-flow" preventer designed and <br />installed to the satisfaction of the City Engineer and/or the Chief Building and Safety <br />Official and shall be inspected annually. <br />90. All excess soil from the site shall be off-hauled from the site and disposed of in a lawful <br />manner. No temporary stockpiling of dirt on this site shall occur without specific review <br />and approval by the Planning Department. <br />91. The project developer shall obtain all necessary State and Federal agency <br />environmental permits before approval of the final subdivision map or, at the discretion <br />of the City Engineer and Planning Director, the issuance of a grading permit. <br />92. Unless otherwise approved by the City Engineer, the storm drainage from each lot shall <br />be directed to the street or to an approved storm drain system in accordance with <br />Sections 2907(b)(5) and 7012(d) of the 1988 Uniform Building Code. <br />93. Unless otherwise approved by the City Engineer, all fill and cut slopes shall be 3:1 <br />horizontal to vertical or less. <br />94. All existing on-site utility lines and all utilities required to serve the proposed <br />development on-site shall be installed underground in a joint utility trench, unless <br />otherwise determined by the City Engineer. Arrangements shall be made with the <br />adjacent property owner at 1666 Frog Hill Lane to ensure that service to the well is not <br />interrupted, and the property owners shall be notified one week in advance of the <br />commencement of work. <br />95. The project developer shall comply with the recommendations of the geotechnical report <br />entitled "Geotechnical Investigation on Proposed Residential Development Lot 27, 1630 <br />Vineyard Ave" prepared by Terrasearch, Inc. and any supplemental peer review or <br />response letters. The applicants shall address the peer review comments to the <br />satisfaction of the City Engineer prior to parcel map approval. The project developer's <br />geotechnical consultant shall review and approve all foundation, retaining wall, and <br />drainage geotechnical aspects of the final development plans to ensure that the <br />recommendations have been properly incorporated into the development. The <br />consultant shall certify by writing on the plans or as otherwise acceptable to the Chief <br />Building Official that the final development plan is in conformance with the geotechnical <br />report approved with the project. <br />
