PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-87-64 <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-87-6, B-W <br />CONSTRUCTION COMPANY <br />WHEREAS, B-W Construction Company has applied for development <br />plan approval to construct a 28-unit residential <br />townhouse complex, to be located on an approximately 2.4 <br />acre site, located at 553 St. John Street; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - High Density Residential District; and <br />WHEREAS, at its meeting of June 10, 1987, the Planning Commission <br />recommended approval of a a proposed negative <br />declaration for Case PUD-87-6 after considering all <br />public testimony, relevant exhibits and recommendations <br />of the City staff; and <br />WHEREAS, the Planning Commission makes the following findings: <br />The project is compatible with the development <br />surrounding it. The development plan, in particular, <br />would result in the redevelopment of a site not <br />currently being utilized following the departure of the <br />previous use, therefore, approval would be in the best <br />interest of the public health, safety and welfare; and <br />WHEREAS, the proposed development is consistent with the General <br />Plan of the City of Pleasanton; and <br />WHEREAS, the project is compatible with previously developed <br />properties. The natural topographic features requires a <br />minimal amount of grading due to the relatively flat <br />terrain of the site; and <br />WHEREAS, the public street, as conditioned, would meet all City <br />standards. The construction of the cul-de-sac and other <br />improvements to St. John Street would provide for safe <br />and adequate circulation, therefore, adequate public <br />safety measures have been taken; and <br />WHEREAS, the project conforms to the PUD purposes in that it <br />develops a deep and relatively large parcel in the <br />central core area with minimal disruption to the <br />surrounding properties. The PUD process allows <br />development of housing units utilizing a site plan which <br />more efficiently distributes building orientation <br />sensitive to the existing streetscape than if standard <br />multiple-family zoning district regulations were <br />utilized. <br />- 1 - <br />
