PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. PC-87-70 <br />RESOLUTION APPROVING A NEGATIVE DECLARATION FOR CASE <br />PUD-87-12 and PUD-87-13, GOOCH AND <br />ASSOCIATES/RICCIO/CALDWELL <br />WHEREAS, Gooch and Associates and Harry Caldwell have applied for <br />development plan approval for a 13-unit residential <br />project to be located on an approximately 2 acre site, <br />located at 3745 Vineyard Avenue. Zoning for the <br />property is PUD (Planned Unit Development) - Medium <br />Density Residential District; and <br />WHEREAS, Gooch and Associates and Sylvia Riccio have applied for <br />development plan approval for a 25-unit residential <br />project to be the loc2ited on an approximately 3.7 acre <br />site, located at 3759 Vineyard Avenue. Zoning for the <br />property is PUD (Planned Unit Development) - Medium <br />Density Residential District; and <br />WHEREAS, at their meeting of June 24, 1987, the Planning <br />Commission received a proposed negative declaration for <br />Case PUD-87-12 and PUD-87-13; and <br />WHEREAS, the Planning Commission has received and reviewed the <br />Initial Study dated December 16, 1986 and received the <br />recommendations of the staff; and <br />WHEREAS, a duly noticed public hearing was held June 24, 1987, at <br />which time the public was given the opportunity to <br />comment on the environmental impacts of the proposed <br />projects; and <br />WHEREAS, the Planning Commission has reviewed the potential <br />impacts in accordance with the applicable state and <br />local guidelines governing the preparation of Negative <br />Declarations and Envix•onmental Impact Reports; and <br />WHEREAS, the Planning Commission finds that the proposals would <br />not have any significant adverse effects on the <br />environment: <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1: Approves the Negative Declaration for PUD-87-12 and <br />PUD-87-13, applications of Gooch and Associates and <br />Harry Caldwell for development plan approval for a 13 <br />unit residential project to be located on an <br />approximately two acre site at 3745 Vineyard Avenue; and <br />the application of Gooch and Associates and <br />- 1 - <br />
