EXHIBIT "A" <br /> <br /> CONDITIONS OF APPROVAL <br /> (PUD-85-8-1D) <br /> <br />1. That the development shall be substantially as shown on the <br /> site plan, elevations, grading plan, etc., Exhibit A, on file <br /> with the Planning Department. <br /> <br /> 2. That a traffic signal located at the intersection of <br /> Tassajara Road and 1-580 westbound off-ramp receive Caltrans <br /> approval and be bonded for prior to issuance of any building <br /> permits for the proposed project. <br /> <br />3. That the proposed mitigation measure for the intersection of <br /> Santa Rita Road at 1-580 eastbound ramps/Pimlico receive <br /> Caltrans approval and be bonded for prior to the issuance of <br /> any building permits for the project. <br /> <br /> 4. That all final Caltrans/Federal Highway Administration <br /> approval for the second phase (second bridge) of the Hopyard <br /> Road/I-580 interchange improvements be issued prior to the <br /> issuance of any building permits for the project. <br /> <br />5. That the proposed six-story building be revised such that <br /> indirect roof access is provided utilizing the Fire <br /> Department's accessing ladder. <br /> <br /> 6. That approval of this project includes both the Phase I and <br /> Phase II portions of the proposal. The Phase II portion of <br /> the project will not have to receive another future approval <br /> of the City unless otherwise determined by the Planning <br /> Director. <br /> <br />7. The developer shall install an 8 ft. wide sidewalk along <br /> Rosewood Drive from the end of the existing sidewalk at Owens <br /> Drive to the terminus of the existing sidewalk on the west <br /> side of Old Santa Rita Road or stripe a temporary bike lane <br /> westbound on Rosewood Lane until the north side sidewalk is <br /> installed. <br /> <br />8. The developer shall cause traffic signals to be designed and <br /> installed at the main entrance driveway along Rosewood <br /> Avenue. <br /> <br />9. That the developer shall be required to reapply for Planning <br /> Commission review and City Council approval prior to the <br /> installation of any on-site parking spaces in excess of 4000. <br /> <br />10. That approval of this project shall not become effective <br /> until the effective date of the adopting ordinance approving <br /> the Hacienda Business Park Phase II Planned Unit Development. <br /> <br /> <br />
