Ordinance No. 1974 <br />Page 11 of 21 <br />building height shall be measured from the highest roof peak to the lowest grade. Said <br />verification is the project developer's responsibility, shall be performed by a licensed land <br />surveyor or civil engineer, and shall be completed and provided to the Planning <br />Department before the first framing or structural inspection by the Building and Safety <br />Division. The survey shall indicate the thickness of the roofing material. <br />50. Except as otherwise specifically addressed in these conditions of approval, the <br />applicable construction activity requirements included in Section IV.F. of the Vineyard <br />Avenue Corridor Specific Plan (pp. 48-56) shall be incorporated herein and shall be <br />followed as the project develops. <br />Second Unit <br />51. The second unit on the 19-acre estate lot shall comply with all the applicable <br />requirements of Pleasanton Municipal Code Chapter 18.106 Second Units. A restrictive <br />covenant shall be recorded against the lot with the Alameda County Recorder's Office <br />prior to the issuance of a building permit from the building department regarding the City <br />restrictions on the second unit. <br />Landscaping and Tree Preservation <br />52. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of a building <br />permit. The applicant shall install an automatic irrigation system for all project <br />landscaping. The irrigation design shall utilize low-volume drip, bubbler, or other water <br />conserving irrigation systems to the maximum extent possible. <br />53. The applicant shall make the following modifications/revisions to the landscape plan: <br />a. The size of coast live oak tree nos. R10 and R11 shall be increased to 60-inch <br />box size and the size of tree nos. R12 - R17 shall be increased to 36-inch box <br />size (three trees) and 48-inch box size (three trees). The two proposed 60-inch <br />box coast live oak trees at the northeast side of the estate home (nos. R6 and <br />R7) may be reduced to 24-inch box size. <br />b. The landscape plan shall specify the size, location, and species of the proposed <br />shrubs. <br />c. The landscape plan shall show the location of the proposed groundcover. <br />d. Trees and shrubs shall be installed adjacent to the sides and rear of the water <br />booster pump enclosure pad. <br />e. The required bioswale shall be shown on the landscape plan. The plants within <br />the bioswale shall be species that are suitable for a bioswale environment (i.e., <br />doesn't "drown" easily when the soil becomes saturated, sends out many fibrous <br />roots to reduce erosion, and does a good job of filtering the water before it <br />reaches the drain inlet). <br />
