quantities, and spacing. The landscaping and irrigation plans are subject to the <br />review and approval of the Planning Director. <br />32. The project developer/subdivider shall deposit a bond with the City of Pleasanton <br />to ensure completion of any required off site improvements. This bond shall be <br />in a standard form approved by the City Attorney and shall be in an amount <br />satisfactory to the City Engineer. The City Engineer may waive this requirement <br />if the required improvements have been satisfactorily installed/constructed prior <br />to recordation of the final map. <br />33. The width of the vegetated swales and the vegetated swale planting materials <br />shall be subject to the review and approval of the Public Works, Planning, and <br />Engineering Departments prior to the issuance of a building permit. <br />34. The applicant shall provide root control barriers and four-inch (4") perforated <br />pipes for street trees and trees in planting areas less than ten feet (10' 0") in <br />width. <br />35. All trees used in landscaping shall be a minimum of fifteen (15) gallons in size <br />and all shrubs shall be a minimum of five (5) gallons. <br />36. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants <br />and overall design concept. <br />37. Before project final, all landscaping shall be installed, reviewed, and approved by <br />the Planning Director. <br />38. Prior approval from the Planning Department must be received before any <br />changes are constituted in site design, grading, building design, building colors, <br />or materials, landscape material, etc. <br />39. Approved building materials and colors shall be stated on the plans submitted for <br />issuance of building permits. <br />40. The applicant shall effectively screen from view all ducts, vents, meters, air <br />conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the main structure. Screening details shall be shown on the plans submitted <br />for issuance of building permits, the adequacy of which shall be determined by <br />the Planning Director. All required screening shall be provided prior to <br />occupancy. <br />6 <br />
