B. Approval of the January 2008 Financial Reports for Ridge View Commons and <br />Kottinger Place <br />C. Management Updates for Kottinger Place and Ridge View Commons <br />D. Miscellaneous Project Updates <br />Chairperson Stark requested that page 5, paragraph 6 of the minutes be modified as <br />follows: "Chairperson Stark discussed what impacts this commercial project would have <br />on the housing cap." <br />Barry Cammer of Bazcelon Associates provided answers to questions raised at the <br />January meeting regarding the budget and utility bills for Ridge View Commons. He <br />noted that meters at the complex are not read on a regular basis so monthly statements <br />vary. Mr. Cammer advised that in the future a budget exception summary similaz to <br />Kottinger Place will be provided to provide detail regarding these types of questions. <br />A motion was made by Commissioner Harris, seconded by Commissioner Casey, to <br />approve the Consent Calendar as corrected. PUBLIC HEARINGS AND OTHER MATTERS <br />A. Review of an Affordable Housing Proposal for aTen-Unit Townhouse <br />Development Proposed by Vineyard Gardens LLC at 3835 Vineyard Avenue <br />Mr. Erickson advised that the City's Planning Department has been working with Mr. <br />Michael Aminian, representing Vineyard Gardens LLC, on a project plan fora 0.876 acre <br />site located at 3835 Vineyard Avenue across from Adams Street. The project involves <br />Planned Unit Development {PUD) rezoning and development plan approval for a ten (10) <br />unit for-sale townhouse development. The units would be two stories and most would <br />range from approximately 2,300 square feet to approximately 2,500 square feet in floor <br />area. One unit would be 1,057 square feet and is proposed to be sold at abelow-market <br />price. <br />The Commission was advised that staff believes the project is a great opportunity to <br />Page - 2 - <br />
