Each individual unit <br />has a maximum height of 30 feet. <br />The applicant submitted a conceptual landscape plan that shows the general location <br />and density of the new plants. The primary landscaping would be focused on the <br />common area as well as the "island" at the Vineyard Avenue entrance. All landscaped <br />areas would be irrigated with an automatic irrigation system. <br />Building Elevations <br />Floor Area Ratio (FAR)/Density <br />If the proposal were to retain the existing zoning designation of RM-4,000 District, the <br />maximum allowable density on this approximately 38,159-square-foot site would be nine <br />units. Given that the General Plan designates this site as High Density Residential, <br />greater than eight (8) units per acre and that it is one of the few remaining infill sites that <br />have a High Density Residential land use designation, the applicant has seized the <br />opportunity for a development that is consistent with the General Plan.
