requirements of the Federal Emergency Management Flood Hazard <br />Program, and melts the immediate and long-range requirements <br />of this development and all upstream areas intended to be <br />drained through this development. <br />19. That the developer be responsible for the installation of the <br />street lighting system serving the development. The street <br />lights shall be 70 watt, high pressure sodium vapor units <br />mounted on galvanized steel poles with poured in place bases, <br />on the LS-1C schedule per City requirements and PG&E standard <br />details unless otherwise specifically approved. Approval for <br />the number, location, and type of electroliers shall be <br />withheld pending final design and review by the City <br />Engineer. <br />20. That the developer submit detailed landscape and irrigation <br />plans as part of the improvement plans. These plans should <br />include, where applicable, a street tree planting plan and <br />landscape plans for median, buffer strips, and any <br />right-of-way landscape areas. The irrigation plan shall <br />provide automatic controls. <br />21. That any damage to street improvements now existing or done <br />during construction on the subject property be repaired to <br />the satisfaction of the City Engineer at full expense to the <br />developer. This shall include slurry seal, overlay, or <br />street reconstruction of deemed warranted by the City <br />Engineer. <br />22. Prior to final project approval, the developer shall provide <br />the following items to the City for base mapping purposes: <br />a. One mylar copy at a scale of 1" = l00' of the site <br />development plan for the project or of the system map <br />shown on the cover sheet of the tract improvement plans. <br />b. One mylar copy of the item described above reduced to a <br />scale of 1" = 250'. <br />The mylars submitted shall contain the following, where <br />applicable: <br />a. Project name(s) <br />b. Project number(s) <br />c. North arrow <br />d. Graphic scale <br />- 3 - <br />
