b. One mylar copy, at a scale of 1" = 100', of the final map <br />for a tract project or of the parcel map for a minor <br />subdivision. <br />r <br />c. One mylar copy of each of the items described above reduced <br />to a scale of 1" = 250'. <br />The mylars submitted shall contain the following where <br />applicable: <br />a. Project name(s) <br />b. Project number(s) <br />c. North arrow <br />d. Graphic scale <br />e. A written scale showing the actual scale of the reduced <br />mylar copy. <br />f. Name and telephone number of the firm and individual contact <br />that provided the mylar copy. <br />36. The north/south portion of Oakland Avenue shall be widened to its <br />modified right-of-way width of 51'. A 5' wide, standard, <br />monolithic, curb gutter and sidewalk shall be installed with the <br />back of walk at property line. <br />37. Rolled curb may be installed within the proposed cul-de-sacs. If <br />used, transitions would be required to the standard 6" vertical <br />curb and gutter along the public streets. <br />38. The existing storm drain line in Oakland Avenue at Eilene Drive <br />shall be extended to the west to a point opposite Lot 4/5, a <br />manhole set, and a 12" minimum storm drain line extended north <br />into the Nielson park site and stubbed. <br />39. Unless otherwise approved by the City Engineer, a storm drain <br />line shall be extended to the west from the proposed manhole <br />adjacent to Lot 4/5 to serve the Catholic Church parcel. <br />40. A 100 amp, 120 volt electrical service shall be installed on the <br />north side of the Oakland Avenue knuckle to serve Nielson Park. <br />41. A 4" water service shall be installed on the north side of the <br />Oakland Avenue ]knuckle to serve Nielson Park. <br />42. The developer shall construct Oakland Avenue per City standards <br />from its existing terminus at Eilene Drive to the existing <br />terminus north of Krause Street. The sidewalk along the north <br />side of Oakland Avenue across the park frontage and along the <br />west side of Oakland Avenue across the Catholic Church parcel may <br />be deleted. This work shall be completed with the initial <br />development phase if this Tract. <br />
